Reference Index of Mortgage Loans
The index Referral Mortgage Loans, known as IRPH, is a percentage used by financial institutions to upgrade mortgages with variable interest rates. The Bank of Spain issued each month by the different rates an average of offers from different mortgage market registered by the financial bodies.
The IRPH offers three different modes: Banks, savings banks and all the entities.
* IRPH banks: is the average of loans to three years granted by these entities.
* IRPH savings, estimated by the consequences of mortgage savings.
* IRPH the Joint entities: an average of the previous two.
This index is determined by the average of the interest rates on new mortgage loans with a term exceeding three years, not counting the extreme values of the entities referred to.
It's published by the Bank of Spain, and before he was known as DGTPF (Dirección General del Tesoro y Política Financiera). Usually, its value is above MIBOR (EURIBOR), but his swing is not as frequent.
